We would rather tell you at the walkthrough that a span will not work than after a layout is drawn. That conversation is cheaper for everybody at the start.
Where a project needs an engineered design, or a permit, or both, we say so before there is a number attached, because those are the two things that most often turn a quoted price into a different final price.
Most houses here have brick or stone veneer between the patio and anything structural. Veneer holds up itself and nothing else. The attachment reaches framing behind it, or the cover stands on its own posts.
The soil series named from Tom Green County include two true Vertisols. Ground like that moves seasonally, so footings get designed for it rather than dug to a nominal depth.
A new roof sends water somewhere. Where it lands, and what that does to the slab and the yard, is part of the design rather than an afterthought.
The permit path changes across that footprint more than the work does.
San Angelo requires a permit for accessory structures over 200 square feet and an engineered design for spans over 24 feet. Junction requires a permit for any addition of 25 square feet or more. Ballinger makes contractors register annually before they can pull one.
And six of the communities we serve, including Grape Creek with 3,594 people, have no municipal building department at all.
